Any cancellations must be made 30 days prior to the reservation to receive the deposit monies back. There will be no deposit monies returned after the 30 days (no exceptions). Any rental fee monies paid prior to the 30 days (minus deposit), will be fully refunded if you cancel at least 30 days prior to your stay. If you cancel after the 30th day and prior to the 7th day, you will receive 50% of your rental fee monies collected (minus the deposit). If you cancel 7 days or less, prior to your stay there will be no refund of your deposit or rental fee monies paid.
Fill out our form on our website to see if we have a camper available for the dates you are interested in, if you have a site already reserved. If you don’t yet have a site, you can inquire about a particular month or a particular camper, and we can provide you with our availability and then you can book a site based on that. From there, you will send in a $300 deposit to our Venmo, just as you would send to a friend, @Jim-Heaney-4 and then we’ll get a contract written up for you. We’ll then need your campsite reservation confirmation and full payment within 30 days of the start of your reservation.
If Venmo doesn’t work for you, you can also send the deposit via Paypal or Zelle: jimsbeachrvrentals@gmail.com or if neither of those are a good option, feel free to write out a check to us, as we don’t accept credit cards. If you are going to send your deposit and/or full payment by check, be sure to first take a photo of the check and e-mail that over to us, that way we can hold your dates until we receive your check. We are often booking up a year in advance, so just send in your request and we’d be happy to send you our availability. The earlier the better, especially if you are interested in a particular camper.
We do not, we have larger and more spacious campers that offer plenty of air flow, ranging from 22’ - 34’ in length.
You need to check your campground reservation to see what size camper will fit in your particular site, as they vary. If you haven’t yet reserved a spot and are interested in a particular camper, ours range in size from 22’ to 34’, and you’ll need a spot large enough to hold the camper and your vehicle.
No, we are happy to deliver our campers within a 50 mile radius, but we cannot allow anyone else to do the towing. Let us deliver, set it up and pick up the camper, without you having to do any of the work. It will make for a much better vacation!
Yes, we deliver within a 50 mile radius of our home here in West Ocean City, Maryland, depending on our schedule. The delivery fee varies depending on location. For local campgrounds, within a 10 mile radius, we charge $150 (Assateague, Castaways, Frontier Town, Fort Whaley & Island Resort).
If you are using one of our campers at your house, you can use your water hose from the house to hook up to the camper so you have fresh water. If there’s an external receptacle, we can plug the camper into 110, but you won’t have A/C. If you have a 30 amp outside receptacle, like a dryer plug receptacle, then you can have A/C. The camper holds 45 gallons for sewage and that will be it. If you use the camper’s bathroom sparingly and use the house bathroom the majority of the time, you’ll be fine.
You can absolutely bring your dog, but no other pets are allowed. Your dog must be vaccinated, per state guidelines. We love all pets, but unfortunately, can only accommodate dogs. They do need to be well-behaved, potty-trained and are not allowed up on the furniture for risk of puncturing or scratching. Please let us know if you are planning on bringing your dog(s), it is a $50 charge for your stay. You’ll probably get to see our pup upon delivery, Flint. He loves to oversee everything to make sure we are doing it right and none of the horses get in our way, when delivering at Assateague.
All of our campers are great options! However, we recommend checking the floor plans on our website to determine which one fits your needs the best. Also, you’ll want to make sure your campsite will accommodate the size of our campers, anywhere from 22’ to 34’. All of our campers have bunks except for the Jay Flight & Bullet. Of the 9 campers that have bunks, all have two bedrooms except for the 25' Zingers, which have bunks off of the living space. All of our campers except the 25' Zingers have bumpouts, which gives more space, if you are to need it. If an outdoor kitchen is vital for you, all of our campers have one except the 2020 25' Zinger, 2021 29' Hideout, 2022 22' Bullet & 2024 26' Jay Flight. For rainy days and if you have the proper hookups or a generator, all of our campers have TVs. If you are used to pop-up campers and are looking for something as close to that as possible, our 2018 & 2020 Zingers, 2022 22' Bullet & 2024 26' Jay Flight are most similar. If you are interested in having two doors, the Dutchman, 2021 32' Zinger, 2022 33' Sportsmen, 2023 32' Aspen Trail & 2024 26' Jay Flight have two. If you are camping without electric, we would recommend choosing any of our other campers besides the 2021 29' Hideout, 2022 22' Bullet, 2022 33' Sportsmen, 2023 & 2024 campers, unless you have a generator, as the refrigerator does run on electric, instead of propane, and it can really drain the battery. Now, we have had guests camp without generators with these campers and they've been fine, but you do need to be very aware of the battery usage and status, more so than with the campers that have propane refrigerators.
Most refrigerators work off of propane, except the 2021 29' Hideout, 2022 33' Sportsmen, 2023 & 2024 campers, which run off of electric. All of our stoves work off of propane. Being very conservative, you could use the lights, but anything that you have to plug into a receptacle at home will not work in the camper, unless you have a generator. If you want to rent one of the campers with an electric fridge, we strongly suggest having a generator, if you don't have hookup, as the battery will drain faster and you really need to be aware of battery usage and its status, otherwise, it could end up dying. If you are an experienced camper, you may be fine without the generator with these campers, but it takes a lot of stress off having it to charge up the battery so you don't have any issues. If you are looking to run the a/c at any point or use the radio or TV (if unit has TV), you need a generator. And it will also keep the battery charged, so you can use the lights more. The water runs without the generator, however, the water pump runs off of the battery, so you have to be very conservative with the pump usage.
Yes, you can use your own generator. However, if it’s under 3500 watts, you can only use it to charge the battery or run the lights, it will not run the A/C. You’ll need to bring your own adapter for your generator that will adapt to our 30 amp/50 amp male plug.
Unfortunately, we do not allow use of our awnings. Most of our guests find that bringing an outdoor tent or shade canopy is a good replacement. Sorry for the inconvenience.
